Reasons for Owning Real Estate
Real estate ownership not only signifies the American dream, it signifies sound investments. Below are just a few reasons for owning real estate:
- Income Production: Purchase real estate for rentals and produce a stream of income. While the time value of money invested and maintenance of real estate require cash outlay, rental income provides a return income stream and hopefully a positive cash flow.
- Income Tax Benefits: In addition to expensing the costs of interest and maintenance expenses, depreciation of rental real estate allows deductions against income but requires no cash outlay. When selling real estate property, the owner can elect to replace the property through a 1031 transaction, deferring any profits or be taxed at the capital gains rate, currently at rates lower than ordinary income. In addition, you pay no employment taxes for real estate profits, unlike profits from a duly formed business.
